Dubai’s real estate sector delivered a historic performance in 2025, firmly establishing the Dubai property market as one of the world’s most resilient and attractive investment destinations. Closing the year with a record AED 547 billion in residential property sales, the market demonstrated strong demand, deep liquidity, and structural stability amid global economic uncertainty.
The standout performance was underpinned by robust economic growth, controlled inflation, and sustained population inflows, all of which combined to create a stable and durable foundation for real estate activity across the emirate.
Dubai’s broader economic environment played a crucial role in supporting real estate momentum throughout the year. UAE real GDP expanded by 3.9% year-on-year in the first quarter and accelerated further to 4.5% in the second quarter. Economic forecasts now suggest growth is likely to exceed 5% in 2026, reinforcing long-term confidence in the country’s outlook.
At the same time, inflation remained well contained at 1.3% in 2025, providing households and investors with greater purchasing power and predictability. According to experts, it was not just the speed of growth that mattered in 2025, but its quality. Economic expansion, population growth, and controlled inflation worked together to create a more sustainable and less speculative real estate cycle.
Demand fundamentals strengthened significantly as Dubai’s population rose 5.4% year-on-year, reaching approximately 4 million residents. This growth was supported by strong migration inflows, job creation, and Dubai’s continued appeal as a global lifestyle and business hub.
Tourism also remained a powerful demand driver. Between January and November 2025, the city welcomed 17.5 million overnight visitors, many of whom transitioned from short-term stays into long-term residency. These inflows directly translated into higher housing absorption, particularly in established and well-connected communities with access to transport, schools, and employment hubs.
The Dubai property market recorded its strongest residential year on record, with total sales value reaching AED 547 billion, marking a 28% increase year-on-year. Transaction volumes also climbed sharply, with 203,000 property deals completed, representing a 20% rise compared to the previous year.
This surge highlighted the depth of market participation across both investors and end-users, supported by confidence in Dubai’s long-term growth story rather than short-term speculation.
Liquidity in 2025 remained concentrated in highly investable and accessible segments. Studios and one- to two-bedroom apartments accounted for 77% of all transactions, reflecting strong demand from first-time buyers, investors, and end-users alike. Additionally, 72% of transactions fell within the AED 500,000 to AED 3 million price range, reinforcing market depth and resale velocity.
Experts emphasized that this was not a narrow or overheated market cycle. Instead, activity remained broad, repeatable, and focused on segments where buyers and investors continued to transact with confidence.
Off-plan properties dominated activity throughout the year, accounting for 65% of total transactions and 53% of total sales value. Apartments led this trend, with apartment sales reaching AED 325 billion, up 29% year-on-year. Villas and townhouses also performed strongly, contributing AED 221 billion, a 26% annual increase.
Despite a rapidly expanding supply pipeline, the market demonstrated impressive absorption capacity. Average residential sale prices rose 12% year-on-year to AED 1,673 per square foot, signaling sustained demand without signs of price erosion.
The leasing segment also recorded notable momentum in 2025. Leasing transaction volumes increased by over 60% year-on-year, driven primarily by family-led demand and longer-term residency decisions. Importantly, this increase in activity was not accompanied by runaway rental inflation.
Average annual rents stabilized at approximately AED 207,000, reflecting a balanced rental market. Experts noted that leasing growth was driven by people making intentional housing moves rather than speculative price increases, highlighting a maturing and more stable rental environment.
Buyer demand continued to strengthen, rising 33% year-on-year. A key structural shift was the growing role of financing, with mortgages accounting for 52% of all transactions, overtaking cash purchases. This trend reflects greater confidence in long-term ownership and improved access to lending.
Investors remained dominant, making up 57% of all purchases for the fourth consecutive year. Indian and UK buyers continued to lead in terms of nationality, while Dubai’s luxury segment expanded further. Average prime property prices surged 26% year-on-year, reaching AED 30 million, reinforcing Dubai’s position as a global luxury real estate hub.
Looking ahead, the performance of the Dubai property market in 2025 points to a sector supported by strong structural fundamentals rather than excess. With economic growth accelerating, population expanding, and prices holding firm despite rising supply, the market enters 2026 from a position of resilience and balance.
Experts expect increased project deliveries through 2026 and 2027, alongside moderating price growth. This environment will place greater emphasis on data-driven decision-making and professional guidance, ensuring buyers, sellers, and investors navigate the evolving market with confidence.
Overall, Dubai’s record-breaking 2025 stands as a defining year—one that confirms the emirate’s real estate market is no longer driven by short-term cycles, but by long-term fundamentals, global demand, and enduring investor trust.
