Dubai’s Luxury Real Estate Achieves New High in $10M+ Home Sales

Luxury Real Estate

In 2024, Dubai’s luxury real estate market remained stable but achieved a major milestone, setting a record for sales of homes worth over $10 million. According to the latest report from Knight Frank, there were 435 transactions involving properties priced above $10 million, surpassing the 434 sales recorded in 2023. This marks a significant achievement for the Dubai real estate market, particularly in the luxury segment.

The last three months of the year, saw the highest number of luxury property sales in Dubai’s history, with 153 deals closed. This figure represents the strongest quarterly performance for luxury homes, highlighting the continued demand for high-end residences in the city despite broader economic challenges.

While global economic conditions have posed difficulties, Dubai’s status as a key global hub for wealth and investment continues to rise. The city’s appeal to international buyers remains strong, with an increasing number of ultra-wealthy individuals seeking luxurious properties. This demand, however, has led to a struggle for developers who are finding it difficult to keep up with the pace of sales in the luxury market.

One of the key factors driving the surge in luxury home sales is the growth in property prices. In 2024, house prices in Dubai saw a substantial increase of 19.1%. Among the various types of properties, villas were particularly sought after, with prices rising by 20.2% over the past year. In fact, villa values have nearly doubled since the first quarter of 2020, showing a massive 99.8% increase.

Palm Jumeirah Remains as Luxury Real Estate Hotspot

When it comes to the locations that saw the most sales, Palm Jumeirah remained the undisputed leader in Dubai’s luxury real estate market. The iconic man-made island recorded 127 deals worth over $10 million in 2024, making up nearly 30% of all luxury sales by volume. The total value of these transactions was close to $2.3 billion, representing 32.5% of the total value of $10 million-plus sales in Dubai for the year. Palm Jumeirah’s continuing dominance highlights its status as the most desirable location for ultra-luxury buyers.

Another area that is quickly gaining popularity in the luxury market is Palm Jebel Ali. This location has seen rapid growth, finishing second in terms of the number of transactions, with 36 deals taking place. Although it is still behind Palm Jumeirah in terms of overall sales volume, Palm Jebel Ali’s increasing appeal signals its rising status in Dubai’s luxury market.

In terms of sales value, Emirates Hills claimed the second spot with a total of $514.5 million in transactions. Other high-demand areas included Jumeirah Bay Island, District One, and Dubai Hills Estate, which together accounted for a significant share of the market. Jumeirah Bay Island contributed 6.7%, District One contributed 6.6%, and Dubai Hills Estate made up 6.2% of the total value of luxury property sales in 2024.

Villas remained the most popular type of property in Dubai’s luxury market, with villas accounting for 68.5% of all luxury sales in the city last year. This preference for villas is consistent with the growing demand for larger, more private living spaces among wealthy buyers.

Interestingly, more than half of all luxury sales in Dubai in 2024 took place in the primary (off-plan) market. In fact, 52% of luxury transactions involved off-plan properties. The top three developers — Omniyat, Nakheel, and Emaar Properties — dominated this market, together accounting for nearly half (46%) of all off-plan sales. This shows that new, upcoming developments are attracting substantial interest from high-net-worth individuals.

Overall, Dubai’s luxury residential market continues to show remarkable resilience, setting new records in 2024 despite global economic uncertainty. The city’s real estate sector, particularly in the luxury segment, has proven to be a top choice for the super-rich, and the ongoing demand suggests that Dubai will remain a key player in the global property market for years to come.
