Meraas unveils Dubai Design District Masterplan

Dubai Design District Masterplan

Dubai-based developer Meraas has unveiled a major residential expansion at Dubai Design District (d3), marking a significant step in the evolution of one of the city’s most design-forward urban destinations.

Strategically located between Downtown Dubai and Dubai Creek Harbour, the expanded Dubai Design District masterplan spans approximately 18 million square feet, integrating residential living with culture, retail, hospitality, and creative workspaces. The move reinforces Dubai’s ambition to position itself as a global hub for design, culture, and innovation, while also responding to rising demand for lifestyle-led homes in central locations.

According to Meraas, the expansion aligns closely with the Dubai Economic Agenda D33, which focuses on attracting global talent, fostering innovation, and creating sustainable, future-ready urban environments.

A New Waterfront Neighbourhood at d3

At the heart of the expansion is the introduction of a new waterfront residential neighbourhood, designed to appeal to creative professionals, families, and property investors seeking contemporary, design-led urban living.

The enhanced masterplan transforms d3 from a primarily commercial and cultural district into a fully integrated live-work-play community. New canal-front residences will be complemented by public green spaces, walkable streets, cultural venues, and curated retail and dining concepts.

Meraas stated that the expansion responds to strong and growing interest from both local and international buyers, particularly for waterfront homes and lifestyle-focused developments in central Dubai locations.

The Design Line: A Pedestrian-First Urban Spine

One of the most distinctive elements of the Dubai Design District masterplan expansion is the Design Line, a shaded, pedestrian-oriented spine that connects the entire district.

Designed as a human-centric boulevard, the Design Line will feature:

  • Public art installations and creative displays
  • Landscaped green corridors
  • Community gathering spaces
  • Cafés, galleries, and cultural pop-ups

The concept prioritises walkability and social interaction, encouraging residents and visitors to engage with the district beyond traditional residential or commercial use. The Design Line is intended to function as both a physical and cultural connector, reinforcing d3’s identity as a creative ecosystem rather than a conventional residential zone.

Sustainability and Environmental Integration

Sustainability plays a central role in the expanded masterplan. The community is targeting LEED Silver certification, with design strategies focused on:

  • Energy-efficient building systems
  • Sustainable mobility and reduced car dependency
  • Shaded public spaces to improve outdoor comfort
  • Visual and physical connectivity to Dubai Creek and Ras Al Khor Wildlife Sanctuary

By integrating natural views and environmentally responsible planning, the project aims to balance high-density urban living with wellness and ecological awareness.

Five Distinct Zones Within the Masterplan

The Dubai Design District masterplan is organised into five distinct areas, each with a unique character and purpose:

  1. Canal-Front Residences with Boutique Hospitality: Waterfront homes combined with lifestyle hospitality offerings, catering to residents seeking premium views and services.
  2. Urban Core: A mixed-use zone blending residential buildings with curated retail, dining, and everyday amenities.
  3. Cultural Quarter: Overlooking the iconic d3 Bowl, this area will host cultural venues, event spaces, and creative institutions.
  4. Wellness-Focused Residential Zone: Designed around parks, jogging tracks, and sports facilities, this area prioritises health and outdoor living.
  5. Creative Hub: Featuring galleries, studios, loft-style spaces, and flexible work environments tailored for designers, artists, and entrepreneurs.

Together, these zones are intended to create a self-sustaining community that supports both residential life and creative industries.

Strong Momentum and Buyer Confidence at d3

Recent residential launches within Dubai Design District highlight growing buyer confidence in the area. Meraas pointed to several successful projects as evidence of strong demand.

Atélis at d3, a 280-unit waterfront residential tower, achieved a complete sell-out, reflecting appetite for limited-supply, canal-facing homes. Similarly, The Edit at d3, a three-tower development offering 557 design-led residences, recorded a strong market response upon launch.

These performances suggest that d3 is increasingly being viewed not just as a creative hub, but as a viable long-term residential destination in central Dubai.

How Much Will Homes in Dubai Design District Cost?

While Meraas has not yet released official pricing for residences within the newly expanded masterplan, current projects in the district provide a reliable benchmark.

Based on listings from major property aggregator platforms:

  • Design Quarter at d3: Apartments are priced from approximately AED 1.87 million to AED 2.02 million for one- to three-bedroom units.
  • The Edit at d3: Prices start at around AED 2 million for one-bedroom apartments, with luxury penthouses exceeding AED 34 million.
  • Atélis at d3: One-bedroom residences begin at roughly AED 2.1 million, while larger three- and four-bedroom homes range between AED 7.4 million and AED 10.4 million. Sky villas and penthouses command higher price points.

These figures indicate that future releases within the expanded Dubai Design District masterplan are likely to sit within the upper mid-market to premium segment, particularly for waterfront-facing units.

What This Means for Buyers and Investors

The expansion of Dubai Design District signals a broader shift in buyer preferences toward integrated, lifestyle-driven communities in central locations. With limited waterfront land available near Downtown Dubai, d3’s canal-front positioning adds long-term appeal for both end-users and investors.

For buyers seeking design-led living, strong rental demand, and proximity to key commercial hubs, the enhanced masterplan positions d3 as one of Dubai’s most distinctive residential districts in the coming years.
